Brothers Eli and Finn tangle over tear-downs, their cranky grandfather Louie and beautiful Latina Tomasa in a tragic-comedy about the high price of progress, Los Angeles style.

DUSK: Rattling around in the kitchen of his home in the deteriorating Fairfax district, Louie tries to cook up something nourishing for his grandsons Eli and Finn:

Straight arrow real estate developer Eli arrives at the dinner party with a surprise on his arm: the beautiful Tomasa. Finn, the slacker, shows up late. Surrounded by cocktail chatter, he and Tomasa connect:

HEMISPHERE

Dinner announcement: Grandpa Louis, executor of Eli and Finn's late father's estate, will divide ownership of the family home he's currently living in between the two brothers. Eli, secretly elated at the property's gentrification potential, confides to Grandpa Louis that he's tired of being a corporate underling. Louie advises his drab grandson to show some snap crackle and pop:

As the party winds down Finn reacts to his dilemma: Despite a "Hemisphere" - crossing encounter with Tomasa, he won't pursue brother Eli's girlfriend. Instead, Finn heads into the night to seek solace, escape, and just maybe, a soul mate:

DAWN: Louie wakes up to the sound of the house next door being prepped for a tear-down and confronts the bulldozer operator. The Hard Hat takes the hard line: don't fight "progress":

At the splashy opening of a new construction project, pragmatic Tomasa appears as trophy girlfriend for Eli, whom she admires as a steady protector who will surround her with security, bling and welcome distance from her impoverished background. Alone when Eli goes off to discuss business, someone asks if she wants an hors d'oeuvre: It's Finn, catering the gig to pick up a few quick bucks. Crab cakes lead to drinks and an impulsive kiss. Finn returns to duty. From the rooftop, in the evening chill, Tomasa realizes it's time to drop her guard:

Sick and tired of playing second fiddle at the real estate development company, Eli stays late after work and fantasizes a rise to power by any means necessary.

Eli learned Louie's "Zing" lesson all too well: business is business. After secretly acquiring Finn's title to Louie's home, he dispatches bulldozers to Louie's street to commence teardowns. Louie tries to hang on to his house, his past, his memories. Hard Hat loses patience:

When he receives a desperate call from Louie, Finn finally finds his backbone and rallies the neighborhood slackers to fight for Fairfax:
